Questions about the project and developer:

With over nine years of experience in the Romanian residential market, our company, MRS Residence, is consolidating its reputation through impeccably delivered projects and a balanced approach between technical excellence and architectural vision. With a solid foundation in infrastructure construction, where the company has been operating under the name MARISTAR for over 18 years, real estate development came as a natural extension of know-how accumulated with rigor and consistency.

To date, we have completed seven residential projects, delivered 944 residential units, and have another 313 residential units under construction. The completed projects are: MRS Residence SMART, MRS Residence VILLAGE, MRS Residence COUNTRY (phases 1 and 2), MRS Brătășanca (phase 1), MRS Luxury & Style, MRS Sisesti, and MRS Otopeni.

As a real estate developer in Romania, we offer guarantees in accordance with the legislation in force (Civil Code, Law No. 10/1995 on quality in construction). The main guarantees provided are: performance guarantee, structural integrity guarantee, and guarantee against hidden defects.

Questions about apartments and facilities:

Within our projects, we have several types of partitions available, designed to satisfy any requirement.

The apartments we build are delivered turnkey. All finishes are included in the list price of the apartment. When moving in, our customers only need to bring their furniture and interior lighting fixtures.

Yes. We offer our customers the opportunity to choose their finishes from a range of options. We work with renowned architects who create a variety of finishes from which our customers can choose their preferred option.

In the latest MRS Residence projects, we are constructing N-Zeb buildings. The purpose of the N-Zeb standard is to encourage energy efficiency and the use of renewable sources to reduce environmental impact and dependence on traditional energy sources. Sustainability and reduced costs for future owners.

We are advocates of building condominiums that include green spaces, playgrounds for children, social areas, sports areas, restaurants, and even beauty salons. We invest in improving the quality of life in our community.

Questions about costs and payment methods:

Accepted payment methods are: own funds or bank credit. We do not currently offer installment payments to the developer.

We have a good working relationship with most banks in the country and offer the necessary support in the relationship between clients and banks.

We also have a financial brokerage department within the company, designed to facilitate our clients' access to the best credit offers on the market.

As a developer, we do not apply additional fees. Property prices are displayed and transparent for all parties. The discount grid is also transparent.

As for notary fees, yes, they are borne by the buyer and vary depending on the type of transaction we are carrying out.

The minimum down payment required is 20% of the listed price of the property. The down payment is payable upon signing the bilateral promise of sale, with the remaining 80% payable upon delivery of the property and transfer of ownership.

Questions about delivery and warranties:

As a real estate developer in Romania, we offer guarantees in accordance with the legislation in force (Civil Code, Law No. 10/1995 on quality in construction). The main guarantees provided are: performance guarantee, structural integrity guarantee, and guarantee against hidden defects.

If certain defects are found after the property has been handed over, the situation must be reported to the following email address: garantie@maristar.ro, and a technical team will visit the property to assess the situation and schedule the necessary repairs.

The apartment is delivered turnkey ready.

Questions about location and urban planning:

MRS Residence projects are strategically positioned so that the value of the properties increases over time.

In most of our projects, we also own commercial spaces.

Parking spaces are purchased at a different price from the apartment.

Questions about the community and administration:

A homeowners' association that follows internal rules imposed by the developer.

In order to maintain the pleasant appearance of the condominiums and the comfort of the owners, there are internal regulations proposed by the developer and implemented by the Owners' Association.

General questions:

If you are a natural person, you will need your identity card and marriage certificate (if you are married).

If you are a natural person, you need the following documents: administrator's identity card, company registration certificate, VAT certificate (if applicable).

We have only entered into reservation agreements in certain situations and for certain projects. The information must be verified on a case-by-case basis depending on the project of interest.

Before the project is completed, based on the bilateral promise of sale and purchase, you cannot sell the property. After concluding the sale and purchase agreement with us, you can resell the apartment.
